Ringwood is largely 1960s through 1980s housing with a significant amount of newer apartment and townhouse development around Eastland and the station. The older stock sits on blocks that often slope, with single and double garages either detached at the end of a driveway or built in under the house, and the newer development brings compact integrated and basement garaging.
Being in the eastern foothills means more rainfall, more shade and slower drying than the flat western suburbs, so slabs stay damp longer. Combined with reactive clay soils the older slabs commonly show both movement cracking and elevated moisture, and undercroft garaging cut into a sloping block carries soil moisture against a wall as well as underneath.

Both of those get tested rather than assumed. Undercroft slabs get moisture tested as their own area because a mid floor reading will not represent them, and movement cracks are cut out and flexibly filled so they do not simply reappear through the new coating. Threshold detailing on a sloping driveway matters too, and we seal that edge properly.

Does the garage under my Ringwood house need different treatment?
It needs testing as its own area, yes. A built in or undercroft garage has soil against at least one wall as well as underneath, so moisture can move into the slab laterally, and a reading taken in the middle of the floor will not represent the wall side. We test across the area rather than at one point and match the system to the highest reading we get. On a sloping Ringwood driveway the door threshold also needs sealing properly.
