Is a bayside Mentone garage different to coat than an inland one?
In two ways. Salt air off the bay works into unsealed concrete continuously, so sealing the floor properly matters more here than it does further inland. And a lot of the older Mentone housing predates moisture membranes while sitting relatively close to the water table, so moisture testing is worth doing rather than skipping. The upside is the sandy soils through the bayside move considerably less than the reactive clay in the east, so movement cracking is much less common.
