Hoppers Crossing is largely 1980s through early 2000s estate housing, which puts it in an interesting middle ground. The slabs are not new but they are not old either, typically twenty five to forty years of use, and the garaging is mostly a standard integrated single or double with a driveway approach off a suburban street. Construction across the estates is fairly consistent.
The west sits on basalt derived clay soils that are more reactive than the sandy country further south east, and on a slab of this vintage that shows up as movement cracking, particularly around the door opening where the slab is least supported. The other common finding is a first generation coating from the 1990s or 2000s that has chalked, yellowed or started to delaminate and now needs removing entirely.
