Epoxy Garage Floors
in Brighton
Brighton’s coastal homes demand surfaces that can handle salt air, heavy foot traffic, and the expectations that come with the postcode. Metal and Flake delivers on all three.
Serving Brighton and Surrounds
Brighton garages sit behind some of the most valuable housing stock in Melbourne and the brief here is usually different from the outer suburbs. A lot of these homes are period, Victorian through to interwar, with garaging that has been added or rebuilt later, and increasingly with basement or undercroft parking on the newer builds behind Beach Road. The floor is often on display, and it is often housing cars the owner genuinely cares about.
Two local factors matter. The first is salt. Being this close to Port Phillip means salt laden air moves through an open garage more or less constantly, and on bare or poorly sealed concrete that accelerates surface breakdown, dusting and staining. The second is that basement and undercroft slabs behave differently to a slab on ground. They are far more prone to trapped moisture, and they need a system chosen to tolerate it rather than one that will blister within a year.
What that means for your Brighton garage floor
This is the part of Melbourne where our metallic system gets asked for most and it suits the brief well, but it only works over preparation that is genuinely sound. We moisture test undercroft and basement slabs before quoting a metallic finish, because a high reading changes what we can responsibly recommend. A properly sealed floor also stops salt laden air reaching the concrete at all, which is the whole point.
- Metallic epoxy specified for display and prestige garages
- Moisture testing on every basement and undercroft slab
- Sealed surface stops salt air reaching bare concrete
- High gloss or satin topcoat depending on the space
Is metallic epoxy a good idea for a Brighton basement garage?
It can be excellent, but only after we know the moisture reading. Basement and undercroft slabs trap moisture in a way a slab on ground does not, and a high gloss metallic finish shows every defect underneath it, including blistering caused by moisture pushing up through the system. We test before we quote a metallic finish down there. If the reading is high we will either recommend a system that tolerates it or recommend flake instead, and we will explain why.
We also regularly install across Sandringham, Hampton, Beaumaris, and Black Rock.
Two Finishes. One Standard.
Every Metal and Flake installation uses the same preparation process and the same 7-year guarantee. The difference is in the finish you choose.

From bare concrete to finished floor in 4 steps.
We measure your floor, assess the concrete, and give you a fixed written quote with no hidden costs.
Diamond grinding opens the concrete surface for maximum adhesion. Cracks and spalling are repaired before any coating is applied.
Primer, base coat, your chosen finish, and a polyaspartic topcoat are applied in the correct sequence and allowed to cure fully.
We walk you through the finished floor, hand over your written 7-year guarantee, and leave the site clean.
Results that speak for themselves.
The floor looks incredible. They prepped it properly, the finish is perfect, and it was done in a day and a half. Could not be happier.
I had three quotes and Metal and Flake were the only ones who talked about surface prep in detail. That made the decision easy. The result is exceptional.
