Berwick splits into two very different kinds of garage. Around Berwick Village and the older streets off High Street you find established family homes from the 1970s and 1980s, usually with a detached or single garage on a slab that has taken forty years of vehicle traffic. Out through Berwick Springs and Timbarra it is mostly estate housing built since the late 1990s, where the standard is an integrated double garage with internal access and a much younger slab.

That age gap changes the job completely. Older Berwick slabs tend to arrive with oil soaked well into the surface, hairline cracking, and in a lot of cases a previous coat of paint or a hardware store kit already lifting at the edges. Newer estate slabs are flatter and cleaner, but they are often still releasing construction moisture into their second year and they almost always carry a hard power troweled finish that a coating will not bond to unless it is mechanically opened up first.

Grinding takes off the old coating, the contaminated surface and the sealed troweled skin in one pass, and it gives us an honest look at the slab underneath before we commit to a system. Cracks and chips get cut out and filled at that stage rather than coated over and forgotten.

My Berwick garage already has a painted floor. Can you go over it?

No, and nobody honest should. Paint and hardware store kits sit on the surface rather than bonding into the concrete, so anything applied over the top inherits whatever grip the paint has, which is usually very little. We grind the old coating off entirely as part of preparation. On the older Berwick housing that is most of the first day’s work, and on newer Berwick Springs and Timbarra slabs there is often no old coating to remove at all, which is reflected in the quote.
